- Representation. As your Buyer's Agent,
we work for and represent you, the Buyer, and coordinate with
the agent who represents the Seller.
- Extended Search. Our search for homes on your
behalf includes those on the Multiple Listing Service (MLS), plus
homes that are not listed by Realtors, such as expired listings,
for-sale-by-owners, and homes not on the market.
- New vs Pre-Owned. You receive our assistance
in comparing the benefits of new construction vs pre-owned homes
in the appropriate market, and can tap our expertise on new home
features, quality, pricing, and concerns.
- Loan Pre-Approval. We will provide you with
a list of service-oriented lenders, who can help you to quickly
obtain the bargaining power of pre-approval status. This allows
us to save time by focusing your search within the correct price
range immediately.
- Market Analysis. Before you place an offer
on a home, we will share comparable sales data with you, and help
you to evaluate this data to arrive at an appropriate offer price.
- Contract Negotiation. In representing you,
we will work to negotiate the optimum purchase price, earnest
money, financing terms, closing and possession date, repairs,
and other terms.
- Value Concerns. We will point out any value-impacting
factors that we are aware of including physical defects, upcoming
zoning changes, future roadway construction, flood plain status,
proximity to hazards, school district changes, etc. This can prevent
you from purchasing a property that will decline in value, or
allow you to address such issues in the contract negotiation.
- Inspection Expertise. We will assist you in
obtaining all of the necessary general and special inspections
on the property you purchase, in a timely manner; and share our
expertise in evaluating results and negotiating a fair resolution.
Best of all, our services as your Buyer's Agent are usually
at no cost to you! If we help you to purchase a home listed on the
MLS, the Listing Agent and Seller normally offer compensation for
the "cooperating broker." Many for-sale-by-owners and
other non-listed property owners are willing to offer 1-side compensation
to a Realtor. Only in the rare case of a "zero-compensation"
property would the Buyer be requested to compensate the Buyer's
Agent; and this is pre-established so there are no surprises, and
can often be reflected in your offer.
